If there was ever a place that proved that small-space living doesn't need to feel like a sacrifice, it's the Sonoma County in the Bay Area. This county is the hotbed of the small house movement with an annual exhibit at the Sonoma County Fair, several small-house companies and at least 100 tiny dwellings.  The movement seems to be gaining popularity throughout the Bay Area as well since the idea of living more efficiently in less space comes with many financial benefits. If you've been keeping up with the Bay Area's real estate market trends over the past few years, you'll understand why there's a need for cheaper housing options. Home values as well as average rent rates are at an all-time high which positively correlates with the higher cost of living Bay Area residents are experiencing. If you're looking for a single bedroom home for around $20K - $30K, you've come to the right place. Some other benefits that 'small houses' offer also ties into several contemporary obsessions such as green living, the maker ethos and urban homesteading. So for those of you who think that bigger is always better, we're here to show you the many perks that come along with living in a tiny, simplistic home. You might also think about making a tiny investment because these seven miniature homes in the Bay Area are currently on the market :)

1. Contemporary Tiny House (2 Bed/1 Bath)

  • Price: $32,000 or $28,000 cash

  • size: 160 Sq. Ft

  • Location: Oakland, California

  • Contact Seller: http://tinyhouselistings.com/contemporary-tiny-house/#contact

  • Description: We fell in love with this home the minute we saw how beautiful the interior design was. Everything from the furniture to the colors used throughout the home gives off a midcentury modem feel, which is something any Eichler fan would admire. The best feature about the home is the fire place complete with built-in benches. You would think this would be the last thing that could fit in a 160 square foot home that already has two sleeping lofts. The kitchen also comes with a new oven and cook top, making it look nicer than most kitchens found in San Francisco apartments. Don't forget that the home is mobile, so even though the location says Oakland you could really situate it anywhere. Only thing we would recommend is giving the exterior a paint job since the unfinished-looking wood planks seem a bit bland.

2. Goldfinch Tiny House (1 Bed/1Bath)

  • Price: $35,000 (reduced price from $40,000)

  • Size: 120 Sq. Ft

  • Location: Windsor, California (9048 Brooks Rd S Ste 129)

  • Contact Seller: http://tinyhouselistings.com/goldfinch-tiny-house/#contact

  • Description: Featured on the cover of Tiny House Blog, this tiny guest house by Bungalow offers 120 square feet of living space permanently attached to a utility trailer. The split loft design leaves a cathedral ceiling open in the main room, with a handmade ladder that gives access to both lofts. The 8ft main loft can comfortably fit a queen size mattress while the 4ft wide loft at the front is suited for storage or a twin size mattress for smaller guests. It also has an open great room that can act as an office space with recessed task lighting and handy internet, cable, USB and power outlets. Pendant light fixtures and glossy oyster white trim details gives the home that classic feel we love. On top of all this, the house is wired with CAT5 for the phone lines allowing the jacks to be used for phone, Ethernet or multiple phone lines for an office. Since the house is permanently situated, it allows more room for features that make it look and feel like a normal home. In our opinion, Bungalow did a fantastic job at applying design techniques to make the home appear bigger than it actually is.

3. Fully-Equipped Tiny House (1 Bed/1 Bath)

  • Size: 150 Sq. Ft

  • Location: Santa Clara, California

  • Contact Seller: http://tinyhouselistings.com/fully-equipped-tiny-house/#contact

It features a complete bathroom including a shower, a kitchen with an oven and fridge, a loft bedroom and an electric 10 gallon water heater. It also has tile flooring, dual pane windows and a metal roof. Not bad for a 150 square foot home don't you think? It's sitting on a brand new trailer so you can travel the world without leaving the comforts of your own home. Sounds like the perfect home for an adventurous individual.

  • Price: $25,000

  • Size: 120 Sq. Ft

  • Location: Oakland, California

  • Contact Seller: http://tinyhouselistings.com/tiny-house-hand-built-by-artist/#contact

  • Description: What makes this 120 sq. ft home so unique is that it was made from salvaged hardwood maple floor that was from an old roller skating rink. This is a obvious giveaway of an owner with an artistic background. The home is fully insulated with 120v electrical, on demand hot water heater, outdoor shower, Dickinson propane heater, two burner gas range and hard maple counter tops. Every component was custom built with premium hardwoods to fit every angle and space within the home, giving it more design appeal than most tiny homes we've seen. The only downfall is that there's no bathrooms so nature and toilet paper are bound to be your best friend. It would make the perfect outdoor office space or a temporary guesthome on your property.

5. The Tomato (1 Bed/0 Bath)

  • Price: $6,000

  • Size: 100 Sq. Ft

  • Location: Sebastopol, California

  • Contact Seller: http://tinyhouselistings.com/the-tomato/?doing_wp_cron=1433915599#contact

  • Description: This adorable little red house, known as the Tomato, is as simple as it comes. Since there's no kitchen or bathroom, it can really only be used as a guest or spare bedroom. The good thing is that the walls are insulated so it heats well with an electric radiator. It also has a non-toxic earthen plaster finish over the traditional framing and plywood, making it somewhat eco-friendly. We like the idea of waking up in a bunk underneath the thatched roof every morning since it almost resembles a tree house feel. If the great room can fit a piano, it must have enough space to accommodate your needs. The price tag on this one bedroom home is also quite appealing and leaves some funds for remodeling.

6. Tiny House Designed by High School Students (1 Bed/0 Bath)

  • Price: $10,000 opening bid ($20,00 Buy It Now on Ebay)

  • Size: 100 Sq. Ft

  • Location: Berkeley, California

  • Contact Seller: http://www.ebay.com/itm/331570546106?

  • Description: What makes this home so astonishing is the fact that it's the product of a year-long design and construction youth program called Studio H, an academic class at REALM Charter High School led by a team of architects and builders. The Studio H team considered climate, site position, adjacent aesthetic contexts, circulation and use by the client, maximization of space, and many other factors to design a home that would be comfortable and customizable. The tiny home would make a great writer’s hut, towable shelter for camping, or permanent fixture in the back yard. It has been well-crafted and well-engineered using standard stud-framing construction, roofing, windows, doors, and interior build-out. What we love most about it is the sleek, contemporary exterior look. The use of different colored wood gives it an edgy feel and ties in well with the slanted slat Gray ASC roof.

7. Non-Toxic Tiny House Shell (1 Bed/1 Bath)

  • Price: $26,000 (OBO)

  • Size: 164 Sq. Ft

  • Location: Sebastopol, California (Petaluma Ave)

  • Contact Seller: http://tinyhouselistings.com/non-toxic-tiny-house-shell-great-for-eimcs-2/#contact

  • Description: Whoever knew it possible to have high ceilings in a tiny house? This tiny and colorful home in Sebastopol appears to do it, with a peaked roof and redwood-beamed ceilings. The colors used on the house is definitely eye-catching with a mixture of vibrant reds, oranges and browns. The only downfall is that the house is currently just a shell with finished walls, a front porch, siding and roofing. This leaves some extra projects for the new owner since the kitchen, bathroom, electric, and plumbing all need to be finished. Best part about the home is that the insulation is recycled Denim and the walls are painted with Mythic Brand non-toxic paint. The seller wanted to incorporate some eco-friendly elements so the materials used to build the house are ecological and non-toxic, making it a safe haven for people who have environmental sensitivities.
